Mortgage Protection Insurance

Make sure your family keeps the house, no matter what.

How it works

  1. It is a term life policy sized to your mortgage balance and matched to your loan term (15, 20 or 30 years).
  2. Unlike bank-sold mortgage insurance, the benefit is paid to your family, not the lender, so they choose whether to pay off the house or use the money another way.
  3. Many policies add living benefits: riders that pay if you become disabled, critically ill or unable to work.
  4. Some versions offer return of premium, refunding what you paid if you outlive the term.
What it usually costs. Pricing follows term life. A $300,000, 30-year policy for a healthy 40-year-old often runs $35 to $60 per month, more with riders. Illustrative ranges for healthy non-smokers; actual premiums are set by the carrier after underwriting.

A real-world example

James and Tanya just bought a $420K home. They take a mortgage protection policy on each of them with a critical illness rider so a diagnosis or a death never forces a sale of the house.

Best for

  • New homeowners and anyone who recently refinanced
  • Families where losing one income would put the home at risk
  • People who want coverage that lines up with their mortgage term
  • Homeowners who want optional living benefits (disability, critical illness, return of premium)

Strengths

  • Directly protects the family home
  • Benefit goes to your family, not the bank
  • Optional riders cover disability and critical illness while you are alive
  • Often available with simplified, no-exam underwriting

Trade-offs

  • Coverage amount is usually tied to the mortgage, so it may not replace income too
  • Riders add cost
  • Return-of-premium versions cost more than plain term

Mortgage Protection questions

Is this the same as PMI?

No. PMI (private mortgage insurance) protects the lender when you put down less than 20%. Mortgage protection life insurance protects your family.

Does the payout have to go to the mortgage?

No. Your beneficiary receives the money and decides. Paying off the house is the usual goal, but the choice is theirs.

Can I get it without a medical exam?

Often yes. Many carriers use simplified issue underwriting for mortgage protection.
